A 20mm solid oak floor can be machine-sanded and refinished four or five times; it can look new again every 15 to 20 years. Engineered floors with a 3mm wear layer allow one or two light sands at most. You should also factor in acclimatisation time: solid boards need to sit in the room for at least a week before fitting, sometimes longer in winter. Engineered boards typically need 48 to 72 hours. Neither is a quick weekend job; if you skip this step, you'll end up with a gappy or buckled floor by spring.

Solid parquet must be secret-nailed or fully glued to a wooden subfloor. And engineered parquet offers more options: fully glued, floating, or secret-nailed, depending on the board thickness and the subfloor type. The floating method makes engineered parquet easier to lay over an existing floor, which saves time and reduces mess.

Check the wear-layer thickness on any engineered board (anything under 3mm limits your refinishing options). Confirm the species and grade of timber in the top layer, because these affect both appearance and hardness. Buy 10% extra to account for cuts and waste, regardless of which type you choose.
